East Bay home sales down again in January

Housing sales dropped again in January throughout the East Bay, with Solano County leading the way with a 14 percent year-over-year decline, according to DataQuick Information Systems.

A total of 468 new and resale houses and condominiums were sold last month in Solano, compared with 544 in January 2006, the real estate information service reported. Solano's median sale price dipped 8.6 percent from $470,500 a year ago to $430,000 last month.

Home sales in Contra Costa County dipped 10.8 percent to 1,158 in January, from the year-ago figure of 1,298, with the median sale price down 4.3 percent to $550,000, from $575,000.

Alameda County recorded a 2.8 percent drop in sales, from 1,316 units sold a year ago to 1,279 last month, while the county's median price edged up 0.9 percent, to $570,000 from $565,000.

DataQuick said it was the 24th month in a row that Bay Area home sales fell and area prices were at their lowest point in 18 months.

This month's report included a change in the way DataQuick identifies so-called arms-length transactions, which increases historic monthly sales counts by about 10 percent, the service said. The change takes advantage of significant data enhancements over the past 18 years and is the first since DataQuick began publishing statistics in 1989.

La Jolla-based DataQuick, a subsidiary of Vancouver-based MacDonald Dettwiler & Associates, monitors real estate activity nationwide and provides information to consumers, educational institutions, public agencies, lending institutions, title companies and industry analysts.
