Building a Village
Model Homes Take Shape at Huge New Development

The framing is going up and work continues on the first model homes for the new North Village subdivision in Vacaville.

The master planned community bordered by Vaca Valley Parkway, Midway Road, Leisure Town Road and Interstate 505, will fill some 880 acres of land annexed to the city more than a decade ago.

At build out, North Village will have some 2,177 units, including apartments. Its residents are expected to push Vacaville's population beyond the 100,000 mark.

Concord-based Albert D. Seeno Construction Co. is developing the community. Phase one will include 199 lots. Homes in North Village will range in size from 1,700 square feet to 3,200 square feet, according to Seeno's Web site. No prices for the North Village development have yet been released, but the developer has said they will include a wide range.

Seeno was originally given permission to build about 2,500 homes in North Village, but plans changed after environmentalists discovered some 50 acres of vernal pools at the site that including the endangered fairy shrimp.

The discovery grounded the project for four years. In June 2004, however, the U.S. Army Corps of Engineers granted final environmental approval, with Seeno guaranteeing to set aside some acreage for natural habitat.

City leaders have noted that the development is the first of many major changes for the area as nearby Genentech and Kaiser continue plans to expand.

North Village is not the only Seeno project currently underway in Solano County. The firm is currently marketing its Camden at Southbrook development in Fairfield, located near Interstate 80 and Highway 680 and Paradise Crest near the Paradise Valley Golf Course in Fairfield. The firm also built the 312-unit North Pointe Apartments at Leisure Town and Ellsworth in Vacaville.
