Snell & Co. of Greenbrae named Delco Builders & Developers as the residential developer for Nut Tree Village in Vacaville.

Delco, of Pleasant Hill, expects to present its development plan for 145 town homes to the city this month.

Construction of the first phase is planned to begin in fall 2007. The homes would be located in the northwest part of the mixed-use development between the retail shopping center that fronts Interstate 80 and an office complex planned for the back of the property.

According to the plan, the two-story and three-story town homes would be built at a medium density level of about 14.5 homes per acre, and range from 1,600 to 2,100 square feet. About 60 of the buildings are designed as patio town homes with private yard areas, ranging from 2,000 to 2,300 square feet.

Prices are expected to range from the high $400,000s to the low $500,000s.

Snell & Co., the master developer of the new Nut Tree, also plans a hotel and conference center, office space and another 100,000 square feet of retail at the site at I-80 and East Monte Vista"
